New Home Phase Inspections are independent inspections of a home while it is being built. They assess visible and accessible construction work at agreed stages. Early-stage visits provide an opportunity to identify deficiencies before subsequent work conceals relevant components. Depending on construction progress and the agreed scope, visits may be arranged at the foundation, pre-drywall and completion stages. Each visit requires confirmed access, permission from the builder or site management, and suitable site safety conditions. These inspections do not replace required municipal inspections.
Typical Inspection Stages
Depending on the construction schedule, agreed scope and permitted access, inspections may be arranged at the following stages:
- Foundation stage: Once the foundation is in place, we inspect visible and accessible foundation components for signs of defects. Where possible, the visit is arranged before backfilling or other work conceals the areas to be inspected.
- Pre-drywall stage: Before drywall is installed, we inspect exposed framing, structural components, plumbing rough-ins and other agreed areas that remain visible and accessible. Insulation is assessed where it has been installed and remains accessible. The timing is coordinated with the builder because insulation can conceal some framing and plumbing.
- Optional completion stage: A further inspection can be arranged once the home is finished. Depending on timing and access, the client may choose independent inspector assistance during the builder’s pre-possession PDI instead of a separate completion-stage visit.
