A Renovation Deficiency Inspection, also known as a Renovation Inspection, may be requested by a homeowner or contractor during or after a reconstruction or remodeling project to assess visible and accessible work and identify deficiencies, including structural or functional concerns. It may also be requested when a contractor and a client disagree about material quality, workmanship or unfinished work. A customized written report is prepared for the specific renovation, with photographs documenting relevant conditions observed at the time of the inspection.
This is a visual, non-invasive inspection of accessible renovation work. Once walls, ceilings or other surfaces have been closed, the concealed work behind them cannot be verified through a visual inspection. We assess visible finishes and signs of possible problems. Observations about visible symptoms do not confirm how concealed work was completed.
We ask you to explain the renovation work that was carried out and any concerns you have. Our assessment is based on visible observations and the background information you provide; we distinguish that information from conditions we observe, and inaccurate background information may affect conclusions that depend on it. We do not review or interpret renovation contracts or decide what those contracts require, who must pay for renovation work, or who is legally at fault.

Disputes, Legal Use and Additional Fees
Please tell us before booking if a contractor dispute, payment claim or legal proceeding is involved or anticipated, or if you intend to use the report for such a purpose. This allows us to discuss the required inspection and reporting scope before the work begins. A standard inspection report is not automatically an expert report prepared for court. Acceptance and use of evidence are determined by the court.
The agreed inspection fee covers the inspection, customized written report and supporting photographs. Future litigation-related services are billed separately and do not change the original inspection fee. Before the inspection, the original hiring client signs an agreement accepting responsibility for reasonable, documented litigation-related time directly connected to that inspection or report, at the hourly rates and under the payment terms specified in the agreement. These services may include telephone calls, email responses, additional report preparation, meetings, preparation for testimony, travel, waiting time and court attendance, even months or years after the inspection.
This payment responsibility applies to additional services authorized by the client and to attendance or related work required by a lawful summons or court order, including when an opposing party obtains the summons. Charges are calculated when the additional services are performed, based on the actual time spent. We will issue a separate, itemized invoice, which the original hiring client agrees to pay under the signed agreement. Compliance with a lawful summons or court order is independent of payment, and all terms remain subject to applicable law and court directions.
